Canada Create™ is a North York SEO company with its office at 126 Willowdale Ave., Suite #3, Toronto, a short walk from Sheppard-Yonge station. We plan and run search engine optimization for local businesses that want more calls, bookings and quote requests from people searching nearby, and we have done this work for businesses across Canada and the United States since 2008. You get one strategist, a written plan, tracking from the first month.

This page explains how local search works around our office, what our SEO services include, what SEO costs, how long it takes and how to judge any agency you are considering, including us. If you would rather talk it through, call 24/7 toll-free at +1 (800) 808-9235 and get a proposal in one business day.

Why hire a North York SEO agency down the street

Plenty of agencies publish a page for this area without ever having visited it. Being local does not make an agency better at SEO on its own, but it does change a few practical things.

  • You can meet the people doing the work. The first review, quarterly planning and a workshop for your front desk can happen at our office or at your premises, and we can come by to take real photos of your team and location for your Business Profile.
  • We know how nearby searches behave. A search made at Yonge and Finch returns a different map pack from one made a few kilometres east, because Google weighs the distance from the searcher. We check rankings from several points around your address, not from one spot on a map.
  • We follow our own advice. Our Business Profile competes in the same local results as yours would, so the category choices, review process and page structure we recommend are the ones we use ourselves.
  • One team under one roof. Strategy, writing, web development and advertising sit together, so a technical fix or a new page does not wait on another supplier.

If your business is further away, none of this is a barrier. Most of the work happens by phone and video, and the same strategist stays on your account every month.

What SEO does for a local business

SEO is the work of making your website and Business Profile the most useful, trustworthy answer for the searches your customers make. Done properly, it produces five things, roughly in this order.

Higher rankings for the searches that matter

Not every keyword is worth winning. A clinic needs “dentist near me” and treatment searches, a law firm needs practice area searches and a renovation company needs service and problem searches. We map each service you sell to the searches buyers use, then to one page each, and track those positions from locations around your business.

More qualified traffic

Rankings only matter when they bring the right visitors. Pages written for buyer intent attract people who are ready to book or call, rather than researchers who will never become customers.

More leads

Calls, forms and bookings are the real measure. Every enquiry from organic search and your Business Profile is tracked and logged in CS+, our CRM, so you can see which pages and which searches produced it.

More sales and revenue

When enquiries are tied to pages, you can see which services SEO is actually selling and shift effort toward the most profitable ones.

Brand awareness in your area

People who see your name in the map pack, the organic results and AI answers week after week start to recognize it, which makes every other kind of marketing, from referrals to signage, work harder.

Our SEO services

Every engagement starts with an audit, and the plan puts the work in the order most likely to bring enquiries soonest. These are the parts of the service. The mix depends on your site and your competition.

Google Business Profile and map pack

Primary and secondary categories, services, attributes, hours, photos, posts and questions, compared with the three businesses above you in the map pack. This is the core of local SEO and usually the fastest source of new calls.

Service pages that answer buyers

One page per service that brings revenue, written from the questions your customers ask and checked against the pages that rank above you today.

Technical SEO

Crawling, indexing, speed on real phones, redirects, duplicate pages, internal links and structured data, fixed in WordPress, Shopify, Webflow or custom platforms and verified in Search Console.

Content and articles

Guides and answers to narrower questions, each linked to the service page it supports, so the site builds depth on the topics you want to own.

Link building and local authority

Consistent listings across Canadian directories and links earned from associations, suppliers, partners and community organizations you already work with. We never buy links from networks.

Reviews and reputation

A simple review request process your team will actually use, prompt and professional replies, and monitoring, all within Google’s rules.

Ecommerce SEO

Category and product page structure, filters, duplicate content and product structured data for online stores that sell locally or ship across Canada.

AI search visibility

Clear, well structured pages and consistent business details, so Google’s AI Overviews and assistants such as ChatGPT and Gemini can understand and cite your business.

SEO also works best alongside the rest of your marketing. Our team builds and fixes websites, runs Google Ads from the same keyword map and supports social media and content work, so everything points buyers to the same pages. For how we approach search beyond one neighbourhood, see our SEO services across Canada.

How local search works around Yonge and Sheppard

Google ranks local results on three broad factors: relevance, distance and prominence. Relevance is how well your profile and pages match the search. Distance is how far your business is from the searcher, or from the area named in the search. Prominence is how well known and trusted your business is online, judged from reviews, links, mentions and your website.

Distance is the factor owners most often misunderstand. A clinic near Yonge and Sheppard competes mostly with clinics within a short walk or drive, not with every clinic in the district. So the plan starts at your address: win the searches made close to you, then widen your reach through reviews, content and links that make the business more prominent.

Searches that name the area behave differently again. People type the district name into Google for dentists, lawyers, accountants and contractors, and the results for those searches often differ from the results for the wider city. That is why a single city-wide page rarely wins them, and why a separate, genuinely useful local page can. We plan local and city-wide pages from one keyword map so they support each other rather than compete.

What we avoid matters just as much. We will not recommend keyword-stuffed business names, virtual office addresses or bought reviews. Google suspends profiles for all three, and a suspended profile in a competitive local category can take months to restore.

What decides the map pack in practice

In our experience, three things decide most local positions.

  1. The primary category. Many businesses choose a broad category and lose to competitors with a precise one. Secondary categories and listed services add relevance for the rest of what you sell.
  2. Recent, specific reviews. A steady flow of reviews that mention the service in the customer’s own words beats a burst every couple of years. Replies should be prompt, professional and never disclose private details.
  3. A website page that matches the profile. The same name, address and phone number, a clear description of the service and proof that you do this work locally.

Photos, posts, answered questions, accurate holiday hours and exact suite numbers in multi-tenant office buildings round it out. In a tower with dozens of businesses, a wrong suite number or entrance description costs both rankings and walk-ins.

Search in a multilingual neighbourhood

The area around our office is very linguistically diverse. Many residents prefer to research a clinic, lawyer, accountant or tutor in Farsi, Korean, Mandarin, Cantonese, Russian or another language, and those searches are often less competitive than their English equivalents.

If you serve customers in another language, pages written by fluent writers, correct language tags so Google shows the right version, and a Business Profile that lists the languages your staff speak can bring enquiries competitors miss. Machine-translated pages read poorly and rarely rank. We plan language pages only where there is real search demand and your team can serve customers in that language, and we report results by language so you can see what each one produces.

Common problems we find on local websites

  • One page for every service. A single services page cannot rank for six different treatments or trades. Each service that brings revenue needs its own page.
  • City pages expected to rank locally. A broad city page competes with far larger sites and rarely wins searches that name the district or say “near me”.
  • Inconsistent business details. Old suite numbers, previous names and different phone numbers on directories weaken the map listing.
  • Thin location pages. Pages that swap a place name into the same text, or list streets and neighbourhoods for keywords, do not help and can hurt.
  • Slow pages on phones. Heavy themes, sliders and uncompressed images cost rankings and enquiries.
  • No tracking. Without call and form tracking nobody knows which pages produce customers, so budgets are set by guesswork.
  • Accounts owned by a former supplier. The website, domain, analytics or Business Profile sits in someone else’s name. We help you recover access before anything else.

How a campaign runs in the first 90 days

Month one: audit, tracking and technical fixes

We confirm the searches that bring buyers, record current rankings from several points around your business, install and test call and form tracking, and fix the technical problems that stop Google reading the site properly. You receive the findings and the plan in writing.

Month two: pages and profile

The pages closest to page one are rewritten to answer buyers’ questions better than the pages above them, and missing service pages are planned and written. The Business Profile is completed, and a review request goes out after every appointment or job.

Month three: authority and review

Directory listings are cleaned up, the first links and mentions are earned from associations, suppliers and partners, and new content goes live. At the end of the quarter we review what moved, what did not and why, and agree the next priorities with you.

After the first quarter the work settles into a monthly rhythm of new and improved pages, technical checks, profile updates, link building and reporting, adjusted each month to what the data shows.

How much should you expect to pay for SEO?

SEO fees depend on the work needed, not on a package. At Canada Create™, SEO from CAD 1,500/month covers one location and a focused set of services in a category with moderate competition. Larger scopes are quoted in writing after a free review, so you see the exact work and fee before you commit.

What typically drives the cost:

  • Competition in your category. Dental, legal, real estate and renovation searches are fought by well funded businesses, and closing the gap takes more content and more authority work.
  • The number of services and locations. Each service that needs its own page, and each location that needs its own profile, adds work.
  • The state of the website. A site with serious technical problems or no service pages needs more work in the first months.
  • Content volume. How many new pages and articles the plan calls for each month.
  • Languages. Pages in other languages add writing and review time.

Across the city, fees vary widely with what is included. When you compare quotes, compare the written scope: who writes, how many pages, what technical work, how links are earned and how results are reported. A low monthly fee that covers only a report is not cheaper than a higher fee that covers the work that moves rankings. Setup work, ongoing monthly management and any third-party costs such as ad spend or paid tools should be listed separately, so you can see what you are paying for.

Is SEO still worth it in 2026?

For most local businesses, yes, with one change in emphasis. Search now includes the map pack, AI Overviews and assistants such as ChatGPT, and all of them draw on the same foundations: clear pages that answer questions, consistent business details, reviews and a site Google can read easily. The businesses that lose ground are the ones relying on thin pages written only for keywords.

SEO is also one of the few channels where results keep working after the monthly effort. A service page that ranks keeps bringing enquiries, while paid ads stop the day the budget does. That said, SEO is not the right first step for every business. A brand new business with no reviews and an urgent need for bookings may do better starting with paid search while organic visibility builds, and we will tell you if that is the case.

Can ChatGPT do SEO?

ChatGPT and similar tools can help with parts of SEO: brainstorming questions, outlining pages, drafting meta descriptions or explaining a technical warning. They cannot see your Search Console data, check how your site renders on a phone, test your Business Profile, earn links or know what your customers actually ask your front desk. Content produced by AI without real expertise, local detail and editing tends to read like every other page, and Google’s guidance focuses on helpful, people-first content whoever writes it.

We use AI tools where they save time and keep people responsible for strategy, accuracy and final wording. We also work the other way round, making your pages easy for AI assistants to understand and cite when someone asks them to recommend a business like yours.

Can you do SEO on your own?

Yes, a good part of local SEO is within reach of an owner with a few hours a month. Start here:

  1. Claim and complete your Google Business Profile, with the most precise primary category, every service, accurate hours and real photos.
  2. Ask every satisfied customer for a review, and reply to every review.
  3. Give each main service its own page that explains what it is, who it suits, how it works and how to book.
  4. Keep your business name, address and phone number identical everywhere online.
  5. Connect Google Search Console and check it monthly for errors.

Where owners usually need help is technical SEO, content at a steady pace, link building and measurement. Those take specialist time, and mistakes such as a bad redirect or a duplicate page can undo months of progress. If you want to do some of the work yourself, we can build the plan and handle only the parts you would rather hand over.

How long SEO takes

Business Profile and technical improvements usually show within a couple of months. New service pages typically need three to six months to settle, and competitive categories such as dental, legal and real estate take longer. Pages in other languages often move faster because competition is lower. We report leading indicators every month, such as impressions, new keywords reaching page two and profile actions, so progress can be judged before rankings arrive.

What the monthly report shows

Each month you receive a short report built around enquiries, not vanity figures:

  • Organic calls, forms and bookings, and the pages that produced them
  • Rankings checked from several points around your business
  • Search Console impressions and clicks for your main services
  • Business Profile calls, direction requests, website clicks and new reviews
  • The work completed this month, what we will change next month and why

A short call goes through it with you. If something is not working, we say so and change it. Your website, content, analytics and Business Profile stay in your name.

SEO and Google Ads together

Paid search brings enquiries from the first week and shows which searches convert before months are invested in ranking for them. SEO lowers the cost of each enquiry over time. Running both from one keyword map lets paid and organic pages support each other, and lets you reduce ad spend on searches where you already rank well organically. Ad spend is paid to Google and kept separate from our management fee.

How to choose an SEO company near you

Whoever you hire, ask each provider:

  • What would you change first on my site, and why?
  • Which searches will you target, and which page will own each one?
  • Who does the writing and the technical work, and will I speak to them?
  • How will you earn links, and can I see where they come from?
  • How will you track calls and forms, and what will the monthly report show?
  • Will I own my website, content, analytics and Business Profile?

Be cautious of guaranteed ranking claims, link packages from sites you cannot see and plans to build a page for every street around you. What an agency can promise is the work in the written plan and honest reporting on what it produced.

How an SEO engagement runs

Six steps from first call to steady, measurable progress.

  1. Free visibility review Week 1

We check where you rank today for the searches local customers use, how your Business Profile compares with the three businesses in the map pack, and what is holding the site back technically. You get the findings in writing.

  2. Keyword and page map Week 1 to 2

Every service and area you want to win is matched to one page, so no two pages compete for the same search. Gaps become a short list of pages to write or rebuild.

  3. Technical and on-page fixes Weeks 2 to 4

Indexing, speed, titles, headings, internal links and structured data are fixed first, because content cannot rank on a site Google struggles to read.

  4. Local signals Weeks 2 to 6

Business Profile categories and services, review requests and replies, directory listings with an identical name, address and phone number, and local links.

  5. Content that answers buyers Month 2 onward

Service pages and articles written from the questions your customers ask, checked against the pages that rank above you today.

  6. Report, review, repeat Monthly

One plain-number report: rankings, calls, forms and the pages that produced them, plus what we change next month and why.

Canada Create has been an excellent marketing and branding partner for our dental practice. Their understanding of local SEO, digital marketing, social media, content creation, Google visibility, and AI optimization really stood out to us. A dental practice depends heavily on trust, reputation, patient experience, and being discoverable when someone is searching for a dentist. Canada Create understands how to bring those pieces together and communicate the quality of a practice naturally. I would highly recommend Canada Create to dentists, dental clinics, and other healthcare professionals looking to improve their online presence, local search visibility, branding, and organic growth.

I had a great experience working with this business. They helped me build my tutoring website from scratch and guided me through the entire process. I knew nothing about how the process worked, but they were professional, patient, and incredibly helpful. They took the time to understand what I wanted, handled the setup and design, and made sure everything worked properly. I’m very happy with the final result and would definitely recommend them to anyone who needs help creating a professional website or getting their business online.

We hired Canada Create to help strengthen the online marketing for Marvel Car Clinic and the results have been very positive. They developed our new website and managed the Google Ads strategy around our main automotive services including paint protection film (PPF), vehicle wraps and ceramic coating. The biggest improvement for me has been the overall quality of our online presence. Customers can now clearly see what we offer, the website is much more professional and our advertising is bringing relevant people directly to the services they are searching for. Their team understands conversion and lead generation, not just design. Everything from the website layout to the advertising campaigns feels like it was created with the goal of getting more customers. Great communication, professional work and strong results. I would recommend Canada Create to any Toronto or GTA business looking for Google Ads management, website development and digital marketing.

We’ve had a great experience working with Canada Create on the digital marketing for Marvel Car Clinic. They completely improved our online presence with a professionally designed new website and a much stronger Google Ads strategy. Our business specializes in car wraps, paint protection film (PPF), ceramic coating and automotive protection services, so attracting the right type of customer is extremely important. The Canada Create team took the time to understand our services, our target market and what actually makes a customer contact us. Since launching the new website and Google Ads campaigns, we’ve seen a noticeable improvement in the quality of inquiries coming in. The website looks professional, is easy to navigate and presents our car wrap, PPF and ceramic coating services much better than before. What we appreciate most is that they focus on results instead of simply running ads. Communication has been great, changes are handled quickly and the team is always looking for ways to improve the campaigns. If you’re looking for a digital marketing agency in Toronto for Google Ads, website design and lead generation, I would definitely recommend Canada Create.

North York SEO: common questions

What does a North York SEO agency do for a local business?

It improves your Google Business Profile, service pages and website so you appear when nearby customers search for what you sell, then tracks the calls, forms and bookings that follow. Our office is on Willowdale Avenue, so you can meet the team in person.

How much should I expect to pay for SEO?

It depends on the competition in your category, the number of services and locations, and the state of your site. Our starting fee is shown in the pricing section, and larger scopes are quoted in writing after a free review.

Is SEO still worth it?

For most local businesses, yes. Pages that rank keep bringing enquiries after the work is done, and the same foundations now feed the map pack, AI Overviews and assistants such as ChatGPT.

Can ChatGPT do SEO for me?

It can help draft and brainstorm, but it cannot see your Search Console data, fix your site, test your Business Profile or earn links. We use AI tools where they save time and keep people responsible for strategy and accuracy.

Can I do SEO on my own?

Much of the basics, yes: complete your Business Profile, ask for reviews, give each service its own page and keep your details consistent everywhere. Technical SEO, steady content and link building are where most owners bring in help.

Do I need a North York page if I already have a city page?

Usually yes. Searches that name your district or say near me return different results from broad city searches. We plan local and city-wide pages from one keyword map so they support each other.

How long does SEO take?

Business Profile and technical improvements usually show within a couple of months. New pages take longer to settle, and competitive clinic, legal and real estate categories take longest. We report leading indicators every month.

What decides who appears in the map pack?

Relevance, distance and prominence. In practice the primary category, recent detailed reviews and a website page that matches the profile decide most positions.

Who owns the accounts?

Your website, content, analytics and Business Profile stay in your name.

How do you set expectations for results?

Nobody controls Google, AI assistants or social platforms, so we commit to a written plan, the work in it and honest monthly reporting on what it produces.
