Senior living marketing
Marketing built for how families choose a residence
Retirement home marketing is the work of making sure that when a daughter types “retirement homes near me” at 11 at night, your residence is the one she finds, trusts and calls in the morning. Canada Create™ plans and runs senior living marketing for retirement residences, assisted living and memory care communities in Canada and the United States: search, Google Ads, a website that books tours, social media, and the follow-up system that turns a nervous first call into a move-in.
Senior living is not sold like other services. The buyer is often not the resident. The decision is emotional, expensive and usually made under time pressure after a fall, a hospital stay or a diagnosis. The research period can run from a weekend to a year. Several family members weigh in. Your marketing has to speak to all of them, answer the hard questions before they are asked, and make the next step feel safe.
How families actually choose a retirement residence
Almost every move-in follows the same path, and each stage needs its own marketing job.
The trigger
Something changes. Mom had a fall. Dad stopped cooking. A spouse passed away and the house feels too big. The adult child starts searching, usually on a phone, often late in the evening. Searches at this stage are broad and local: “retirement homes near me”, “assisted living [city]”, “memory care for dementia”, “cost of retirement home”. If your residence does not appear in the map pack and on page one for these searches, you are not on the first list.
The shortlist
Families usually narrow the field to three to five residences. They compare photos, suite types, care levels, dining, location relative to family, reviews and, above all, price. Most residences hide pricing. Families notice, and many skip the ones that make them call just to learn the range. A website that explains how pricing works, even without exact rates, earns more tours.
The tour
The tour is where most residences win or lose. Marketing gets the booking; your team closes the move-in. But marketing still matters here: confirmation emails, reminders, directions, a named contact, and a follow-up the same day with the answers to the questions the family asked.
The decision
After the tour comes the long conversation at the kitchen table, often with the future resident who may not want to move. This is where a CRM earns its keep. Families who hear from you at the right moment with the right information, a lunch invitation, a respite stay offer, a floor plan, come back. Families who hear nothing drift to the residence that did follow up.
What a complete senior living marketing program includes
We build one plan that covers each stage above. Most residences need all of these working together; a few only need one or two fixed.
Local search and Google Business Profile
For most residences, Google Maps is the single biggest source of calls. We optimize your Google Business Profile with correct categories, care level services, photos of real suites and common areas, accurate hours for tours, and a steady system for asking families for reviews. See our senior living SEO service for how we build organic visibility beyond the map.
Search ads for high-intent families
Google Ads puts you in front of families searching for your care level in your area today. We build campaigns by care level (independent living, assisted living, memory care, respite) so budget goes where you have vacancies, and we write ads that respect Google’s personalized advertising rules on health topics. Our Google Ads management team runs these campaigns.
A website that books tours
Your website has two audiences: adult children in a hurry on a phone, and older readers who want larger text and plain language. We design for both, with clear care level pages, suite and floor plan pages, a real photo gallery, a pricing explanation and a book-a-tour path on every page. Read more on our senior living website design page.
Lead nurturing and CRM
Many inquiries take weeks or months to convert. We set up CS+, Canada Create’s CRM, or work inside the senior living CRM you already use, to track every inquiry by source, schedule follow-ups, and send helpful emails that keep the conversation going. Our senior living CRM page explains how.
Social media and reputation
Families check your Facebook and Instagram to see whether residents look happy and whether the building feels alive. We plan content around real activities, dining and staff, with consent handled properly, and we help you respond to reviews with care and without disclosing private information.
Referral source marketing
Hospital discharge planners, social workers, physicians, geriatric care managers and senior placement advisors all send families to residences. We help you build referral pages, leave-behind materials and a tracking system so you know which relationships produce move-ins.
Marketing each care level differently
A single campaign for “our residence” wastes money, because each care level is searched for differently and decided by different people.
Independent living and retirement residences
Often chosen by the resident, sometimes years before it is needed. Lifestyle, dining, social life, location and value compared with staying at home matter most. Content that compares the real monthly cost of home ownership with an all-inclusive suite performs well.
Assisted living
Usually chosen by an adult child after a change in health. Safety, staff ratios, care plans, medication support and cost matter most. Searches are urgent. See our dedicated assisted living marketing page.
Memory care
Chosen by families under heavy emotional strain. Trust, specialized staff training, secure design and programming for people living with dementia matter most. The sales cycle is short once the family starts looking. See memory care marketing.
Respite and short stays
A respite stay is one of the best conversion tools in senior living: the resident tries the residence, and many stay. We promote respite suites with their own pages and campaigns.
Rules and responsibilities that shape your marketing
Retirement home marketing carries more responsibility than most categories. We plan around the rules that apply in your market; your legal and compliance advisors have the final word.
- Provincial and state regulation. In Ontario, retirement homes are licensed by the Retirement Homes Regulatory Authority under the Retirement Homes Act, 2010. Quebec certifies private seniors’ residences (RPA), and British Columbia registers assisted living residences. Your marketing should describe your licence status and care services accurately and never imply a level of care you are not licensed to provide.
- Retirement homes are not long-term care. In Canada, long-term care homes are publicly funded and placed through the province. Families often confuse the two. Clear pages that explain the difference build trust and cut unqualified calls.
- Truthful advertising. Canada’s Competition Act prohibits false or misleading representations, including about price. “All-inclusive” must mean what it says.
- Email consent. Canada’s Anti-Spam Legislation (CASL) governs follow-up emails to families. We set up consent capture and records correctly.
- Health privacy in advertising. Google’s personalized advertising policy restricts targeting people based on health conditions. We build audiences on location, search intent and life stage, not on diagnoses.
- Resident consent for photos and stories. Every resident photo and testimonial needs documented consent from the resident or their substitute decision maker.
What retirement home marketing costs
Cost depends on how many residences and care levels you market, how competitive your area is, how many suites you need to fill and how much of the work you already have in place. Three budgets need to be kept separate:
- Setup: tracking, CRM configuration, Google Business Profile cleanup, and website fixes or a new build. Quoted in writing after an audit.
- Monthly management: SEO starts from CAD 1,500 per month. Ads management, social media and CRM nurturing are quoted in writing based on scope.
- Media spend: your Google and Meta ad budget, paid directly to the platform and never marked up by us.
The right way to judge the budget is cost per move-in, measured against the monthly revenue of one occupied suite over an average length of stay. We report that number every month.
How to choose a senior living marketing agency
Ask any agency, including us, these questions before you sign:
- Will you report tours and move-ins by source, or only clicks and leads?
- How will you handle health-related ad policies and resident consent?
- Can you work inside our existing CRM, or will you replace it?
- Who owns the ad accounts, the website and the data if we part ways? (With us, you do.)
- How will you split budget across care levels when our vacancies change?
- What will you need from our sales director each week?
If the answers are vague, keep looking. If you want to hear ours, request a free proposal and we will reply within one business day.

Retirement home marketing questions
How do retirement homes get more residents?
By being visible where families search (Google Maps, search and referral sources), answering their questions clearly on the website, making tours easy to book, and following up consistently after every inquiry and tour.
What is the best marketing for senior living?
For most residences, a strong Google Business Profile, local SEO and search ads by care level produce the most tours. A CRM with steady follow-up turns those tours into move-ins.
Should we show pricing on our website?
We recommend at least explaining how pricing works and giving a starting range. Families often skip residences that hide all pricing, and a clear explanation filters out poor-fit inquiries.
How long before marketing fills suites?
Search ads can produce tour bookings within weeks. SEO and Google Business Profile work builds over three to six months. Move-ins follow the family's own timeline.
Can you market assisted living and memory care separately?
Yes. We build separate pages and campaigns for each care level so budget can follow your vacancies.
Do Google's health ad rules affect senior living ads?
Google restricts personalized targeting based on health conditions. We target by location, search intent and life stage, which works well within the rules.
Can you work with our existing senior living CRM?
Yes. We can work inside the CRM you already use or set up CS+, Canada Create's CRM, if you do not have one.
Do you work with residences outside Ontario?
Yes. We work with residences across Canada and senior living communities in the United States.

Every empty suite costs you every single day
Families research residences for weeks before they call. If they cannot find you, or your website does not answer their questions, they tour somewhere else. Let us show you where inquiries are slipping away.
