Agents, teams, brokerages and developments
A marketing scope that fits your real estate business
Real estate marketing built around the business you want to grow
A stronger seller pipeline, a more credible team website and a well-prepared development launch are different briefs. Canada Create brings websites, SEO, advertising, listing presentation and lead follow-up together for real estate agents, teams and brokerages in Toronto and the GTA. We agree on the work your business needs, who will handle each enquiry and how you will judge its value.
You can engage us for a focused service or a coordinated program. The starting point is your current marketing, your brokerage’s resources, the properties and clients you serve, and your capacity to take on business. For a search-only engagement, explore our real estate SEO service.
A scope that fits agents, teams, brokerages and developments
Individual agents
Personal branding, an agent website, listing materials and enquiry follow-up can sit within one manageable scope. We identify what your brokerage already supplies so the proposal addresses the work you still need.
Real estate teams
Team and agent profiles, shared campaigns and agreed enquiry handoffs help present one consistent business. Your team confirms responsibilities, service areas and the information needed to distinguish an enquiry from an appointment.
Brokerages
Brand and website work can include office and agent pages, recruitment content and marketing support across approved locations. The proposal identifies who supplies agent information, who approves advertising and who maintains changing records.
New developments
Project pages, registration campaigns and release communications can be scoped around a development’s launch. The builder or authorized sales team supplies current prices, availability, renderings and approved claims, with responsibilities for updates agreed before launch.
If a brokerage move, site replacement or project launch is already planned, tell us early. Listing access, brand permissions, existing supplier agreements and approval dates can materially affect the work and its schedule.
What your real estate marketing program can include
A website buyers and sellers can use with confidence
We build and improve WordPress websites with agent information, property presentation and clear routes to enquire. Scope can include a new design, content, approved listing integration and a connection to your CRM. We confirm supported systems and access before including an integration in the agreement.
Listing feeds and property data require the relevant permissions and supplier access. A website project does not itself provide rights to board data, sold information, photography or another brokerage’s listings. Hosting, maintenance, listing-provider subscriptions and other ongoing services are identified separately.
Search visibility and useful local content
Our SEO programs can cover your website, local business presence and content that explains your services and areas. You contribute the local knowledge, credentials and property facts that make the material accurate. The proposal defines the pages and ongoing work included, rather than leaving you to guess what a monthly fee buys.
Advertising for your agreed business goals
Google Ads management and social advertising can support enquiries about your services, listings, open houses or developments. We scope the campaigns, creative, destination pages and reporting together. Media spend is paid directly to the platforms and is separate from management fees.
Housing advertising has platform-specific restrictions. Google’s housing advertising policy applies to real estate services in Canada. We check the applicable platform requirements for the proposed campaign; ad approval, delivery and business results remain subject to factors outside our control.
Listing presentation and communications
Property pages, listing brochures, social content, video planning and email can be included in the agreed scope. The proposal specifies which assets we create, which you supply, and whether photography, filming, printing or other supplier costs are additional. For project marketing, it also identifies who authorizes each release and updates availability.
Connected enquiries and follow-up
CS+, our CRM, and an AI sales agent can support agreed enquiry responses, appointment requests and follow-up. An AI receptionist can be included for connected calls. We confirm supported connections, booking permissions, escalation to your team and the required consent before launch.
Automation supports the sales conversation; your agents remain responsible for client advice, representation and personal follow-through. Email, SMS, software subscriptions and usage charges are scoped explicitly so the operational cost is visible.
Which part of your marketing needs to work better?Tell us about your business, current suppliers and priority. We reply within one business day. After discovery, you receive a written proposal with scope and fees before work starts.
Winning buyers, sellers and commercial tenants
Most agents want a steady flow of enquiries in their own name rather than leads rented from a portal. The services below cover the channels that produce those enquiries and keep past clients close.
Your own buyer and seller enquiries
Buyers search for homes and neighbourhoods long before they search for an agent, and sellers usually start by asking what their house is worth. Real estate leads built in your own name come from home valuation pages, listing, neighbourhood and open house pages, and search and social lead forms that feed one pipeline. Seller, buyer and rental enquiries are handled as separate jobs, because each needs a different reply and a different follow-up pace. Fast responses through CS+ keep a new enquiry from going cold, and sphere and past client campaigns bring back people who are not ready yet. Tracking follows each lead to the signed listing, so you can see which sources deserve more budget.
Google Ads and social media for agents
Paid search reaches people while they are actively looking, and social media keeps an agent familiar between moves. Real estate advertising on Google runs separate seller, buyer, development and commercial campaigns, each with its own landing page and conversion tracking connected to CS+ or the CRM you already use. Appointment quality is reviewed alongside spend. Social media for realtors covers listing reels, neighbourhood guides, Facebook lead ads and inbox handling, planned around the filming and approval time you can realistically give. Both channels follow brokerage brand rules, and ads are prepared for your brokerage’s review against RECO advertising requirements in Ontario.
Newsletters that keep past clients close
Years can pass between a client’s transactions, and the agent who stays useful in the meantime is the one who gets the call. A real estate newsletter shares local market context and answers homeowner questions on a regular schedule, while drip campaigns follow up with new buyer and seller leads and targeted listing emails reach cooperating agents. Canada Create plans, writes, designs and sends each issue; you add local knowledge and approve the content. Contact lists are built and segmented with consent, as CASL requires for commercial email, and deliverability is set up so messages reach inboxes rather than spam folders. Opens matter less than the conversations a newsletter starts.
Campaigns for commercial listings
A commercial tenant types the space, the size and the place, such as a warehouse for lease in Mississauga or a small office near Yonge and Eglinton. That precision suits paid search well. Commercial real estate advertising runs Google search ads by property type, size and area, LinkedIn ads to business owners and finance leaders, Meta ads for retail and small business tenants, and video tours with retargeting for people who viewed a listing. Listing landing pages offer tours and brochure requests, separate campaigns can fill vacancies or launch new developments, and owner acquisition campaigns help a brokerage win new mandates. Success is measured in booked tours and qualified enquiries.
Property management firms
Management companies market to owners and boards who hand over buildings, and to tenants who fill them. These services keep the two audiences apart while serving both.
Winning owners and condo boards
An owner comparing managers often searches how much property managers charge, and the firm that answers that question clearly tends to get the first call. Property management marketing plans for both sides of the business: owner and board acquisition on one hand, rental marketing that supports the leasing team on the other, with listing approvals agreed for each. Property manager leads concentrates on the owner side, with offers and landing pages for each owner type, search ads on near me searches, LinkedIn and email outreach to investors and boards, and referral programs with realtors, lawyers and mortgage brokers. Enquiries are qualified and called back quickly, and new mandates are tracked by source.
Search and websites for management firms
Most visitors to a management firm’s website are tenants looking for a unit or trying to report a repair, yet the smaller group of owners and boards decides whether the firm grows. Property management website design gives each group its own path: owner and board pages that win mandates, tenant pages with listings and portal links, and forms that route each enquiry to the right person. SEO for property managers then puts the firm in the map pack and organic results for owner searches, such as condo management in a named city, with area pages for the places you manage and content that answers owner questions. Licence details and rental ad rules are respected throughout.
A CRM for owner relationships
An investor fills in a form on a Friday, nobody calls back until Tuesday, and the building goes to another firm. A property manager CRM exists to stop that. It is separate from the property management software that runs leases and maintenance: its job is the business development side, holding the owner and investor pipeline, condo board RFPs and proposals in progress, referral partners and the onboarding of each new mandate. Tenant and applicant enquiries can be routed away from the sales team so they do not bury owner leads. Canada Create sets this up in CS+, and reporting shows which sources and portfolio types bring in new business.
Listing photographers and media companies
Photographers, drone operators and virtual tour companies sell to agents rather than homeowners. Their marketing has to keep pace with listing work.
Booking more agents for listing shoots
An agent looking for a photographer usually has a signed seller, a stager booked and a go-live date already promised. Real estate photography marketing starts by deciding who you shoot for, then builds a service menu agents can read at a glance, a portfolio website, local search visibility and relationships with brokerages and teams, supported by agent reviews and programs that bring them back. Real estate photography advertising adds Google search ads by area and service, Meta and Instagram ads showing your own work, LinkedIn ads to brokerages and builders, and remarketing to agents who viewed your packages. Campaigns follow the listing seasons, and success is counted in booked shoots and repeat agents.
Keeping shoots and agents organized
Texts, voicemails and a calendar app work for one shooter and a dozen agents. They start to fail when a second photographer joins, a team admin books for six agents at once, or spring brings requests faster than anyone can reply. A real estate photography CRM treats agents and brokerages as accounts, captures booking requests from the website and the phone, and keeps shoot details and access notes in one record. Shooters and editors are assigned from the same place, delivery and invoice follow-up sits beside the tools you already use, and rebooking reminders go out on schedule. On a Monday morning the owner can see which requests are unconfirmed and which agents have gone quiet.
Know what is included before you commit
Your written proposal sets out deliverables, quantities, fees, schedule, term and approval responsibilities. A complete program may cover several services, but a request for one service does not automatically include the others.
- Website work: agreed pages, content, listing connections, migration and handover requirements.
- Ongoing marketing: the campaigns, content, account management and reporting covered by the recurring fee.
- Creative production: the approved media supplied by you and any separately commissioned design, photography, video or print.
- Client participation: the person who supplies property facts, approves material and keeps sales outcomes current.
- Support and upkeep: hosting, maintenance and additional changes identified separately where applicable.
Unless the agreement states otherwise, major phases include up to two rounds of revisions. Additional revisions or changes after approval may affect fees and timing. Existing services can be retained where they meet the agreed requirements; any replacement or migration is confirmed in scope.
Property permissions, advertising approvals and privacy
Real estate marketing needs accurate information and an accountable approver. Every deliverable is presented for your review before publication. Canada Create does not provide legal or regulatory advice, and our work is not a compliance review.
Your brokerage’s role
Ontario’s RECO advertising requirements address brokerage identification, accurate claims and consent when advertising properties, people or transaction details. Your brokerage confirms the required wording, permissions and approval process. If you operate outside Ontario, your local requirements must also be confirmed.
Listings, photography and project information
You supply or authorize the listing data and confirm the rights needed to use photos, video, floor plans, testimonials and client stories. Membership marks, including REALTOR® and MLS®, require the appropriate permissions. A published listing or an image available online is not, by itself, evidence that it is cleared for a new campaign.
For development or renovation marketing, supplied renderings and other illustrative images should be identified accurately. Your authorized approver confirms property claims, prices, incentives and expected dates, and tells us when those details change.
Contacts and communications
Your business remains responsible for lawful data collection, privacy notices, valid consent and unsubscribe records, including for contacts supplied by a lead vendor. We scope the agreed communication features and consent handling around your approved requirements. Access to personal information is limited to what is authorized and needed for the work.
We may use AI-assisted research and drafting with human review, editorial judgement and applied expertise. The resulting content still comes to you for approval. Tell us about any agreed restrictions on data or content before work begins.
Compare purchased leads, referral platforms and managed marketing
If you already buy leads or use a referral platform, the question is whether an agency program fills a real gap in your business. Compare the costs, delivery conditions, follow-up work and information available to judge the outcome.
| Option | What you are paying for | What to confirm before choosing |
|---|---|---|
| Purchased enquiries | Contacts supplied under the vendor’s pricing and delivery terms | How an enquiry is defined, how it is distributed, the consent basis, contact quality and invalid-contact terms |
| Referral platform | Introductions under the platform’s fee arrangement | When fees become due, any continuing obligations and the information shared with your team |
| Agency-managed marketing | Agreed website, content, campaigns and enquiry handling, with management and media costs identified separately | Deliverables, account access, approval responsibilities, reporting, term and ongoing upkeep |
Vendor terms vary, and some purchased enquiries may be supplied to several agents. A prospect can also contact other businesses independently. A quoted lead count alone does not establish consent, appointment quality or a likely closing. Our proposal describes the marketing work and enquiry routes to be delivered, with results assessed from the information available.
If an investor or wholesale-property business is involved, describe its services and transaction model during discovery. That scope needs its own permissions and qualified advice where appropriate; an agent-marketing proposal should not be assumed to cover it.
What real estate marketing costs
The initial review is free. Paid work is custom-scoped after discovery, with fees confirmed in writing in Canadian dollars unless stated otherwise, plus applicable taxes. Cost depends on your existing website, the number of agents or projects, content and media requirements, integrations, advertising scope and level of media spend.
- One-time project or setup fees may cover a website, creative work or agreed CRM connections.
- Recurring management fees cover the ongoing services specified in your agreement.
- Media and third-party costs can include advertising, listing-feed subscriptions, CRM usage, photography, printing, hosting and licensed assets. Platform ad spend is billed directly to you.
We discuss your available budget and follow-up capacity before recommending scope. The proposal should make clear what is included now, what is optional and which costs continue after launch.
Review those commitments alongside the scope before accepting.
Accounts, custom work and handover
Advertising accounts, analytics properties, Google Business Profiles, domains and social media accounts are set up in your name where the platform allows, and remain yours. You grant us the access needed to perform the services.
Third-party materials and our pre-existing tools, frameworks, code libraries, templates, methods and know-how are excluded. The agreement and applicable licences govern software, listing services and other third-party components.
We confirm the handover deliverables and any ongoing services in writing. Website maintenance is not included in a marketing agreement unless separately purchased. Keeping account access and changing suppliers does not remove the payment or term obligations in your agreement.
Reporting that connects marketing with your sales conversations
Reports should help you decide whether the work supports the business you want to grow. We review recorded buyer and seller enquiries, appointments and other agreed outcomes alongside campaign spend. Listings and closings can be included when your team supplies the relevant updates and the available systems support them.
A form submission, a booked appointment and a completed transaction are different measures. Reporting identifies the information available, missing source or sales data, and the time between an enquiry and an outcome. It does not attribute every closing to a single campaign or turn an incomplete record into a proven return.
Your team contributes the context that a marketing dashboard cannot: whether the enquiry suited your services, whether contact was made and what happened next. We use that feedback in the agreed review process. Rankings, leads, appointments, sales and advertising costs are not guaranteed.
Launch timing and your real estate calendar
A listing date, development release, brokerage move or team expansion can create a firm business deadline. Share it during discovery so the proposal can account for content, supplier access, approvals and production lead time. We confirm the schedule in writing once the required scope and dependencies are understood.
Market conditions and your own capacity can change over the course of an engagement. Bring planned absences, changes in inventory and brokerage requirements into the review conversation. Changes to approved work are agreed in writing rather than assumed to fit the original fee or launch date.

Why consider Canada Create?
Canada Create was established in 2008 and works from Toronto at 126 Willowdale Ave., Suite #3. Our BBB profile records accreditation and an A+ rating. You can also read the live Google reviews displayed on this page.
Our service range lets you coordinate website, content, advertising and follow-up work with one agency. The useful test is whether our proposed work fits your operation: the available people, existing suppliers, approval needs and business goals. General business history and reviews should be considered alongside the actual scope, rather than treated as proof of a particular real estate sales result.
During discovery, ask to discuss relevant work and how it relates to your brief. A helpful comparison should make the deliverables, client responsibilities, costs and measurement clear. Any example results need their own context; they are not a forecast for your business.
Questions to settle before choosing an agency
- What will be delivered, in what quantities, and what will my team still need to do?
- Can the work fit the website, listing provider and CRM we already use?
- Who approves property details, advertising claims and changes after launch?
- Which costs are one-time, recurring or billed by other suppliers?
- How will we distinguish enquiries from appointments, listings and completed sales?
- What are the term, renewal, ownership, support and handover conditions?

Questions before choosing a real estate marketing agency
How much should a real estate agent spend on marketing?
There is no single right amount; it depends on your market, your goals and how established your brand already is. A new agent building a sphere needs different spending from a team with a steady referral base or a brokerage launching a development. Ad competition in your neighbourhoods, the number of listings you promote and whether you need a new website all affect the budget. Set it against the transactions you want, then review it quarterly.
What type of marketing is best for real estate?
The type that works best is the one that matches how your clients find and choose you. For most agents in Toronto, that means a strong Google Business Profile and reviews, a website with useful neighbourhood and listing content, consistent social media, and a CRM that keeps past clients and referrals warm. Paid ads can add reach for listings or open houses, but they work better on top of those foundations.
What is the best real estate marketing platform?
No single platform suits every agent or brokerage. The right choice depends on whether you need lead capture, listing promotion, email follow-up or all three, and on how well the platform connects with your website and CRM. Before committing, check who owns the data and contacts if you leave, what your brokerage already provides, and whether the platform supports Canadian consent and privacy requirements.
Do virtual tours help sell real estate listings?
Virtual tours can help buyers decide whether a property is worth seeing in person, especially out-of-town buyers or busy professionals. They work best alongside strong photography, accurate floor plans and a clear listing description. Make sure you have the seller's permission and that the tour does not reveal security details or personal items. Your brokerage and board rules also apply to how listing media is published and shared.
What does a real estate marketing agency do?
Canada Create can coordinate website, SEO, advertising, listing presentation and follow-up services for agents, teams, brokerages and developments. Your proposal defines the actual deliverables, costs, responsibilities and reporting.
Do I need a complete program or one service?
Either can be scoped. We review what your brokerage and current suppliers already provide, your business priorities and your capacity to handle enquiries before recommending work.
Can you work with my existing website and CRM?
We assess the current setup before recommending a rebuild or replacement. Supported connections, supplier permissions, access, migration and any additional fees must be confirmed in the written scope.
What is different for an individual agent and a team?
An individual agent may need personal branding and manageable follow-up. A team or brokerage may also need shared pages, clear enquiry handoffs, multiple approvers and reporting for the people involved. The scope follows those responsibilities.
Do you market new developments?
Project pages, registration campaigns and release communications can be included. The authorized builder or sales team supplies current property details, approved visuals, prices, availability and claims, and confirms who approves and updates them.
What permissions are needed for listing marketing?
Your brokerage confirms rights to property and sold information, listing feeds, photographs, videos, testimonials and membership marks. Required property and transaction consents must be addressed before publication; the marketing service does not itself provide those rights.
Are real estate ads subject to platform restrictions?
Yes. Housing policies can affect the proposed campaign and its eligibility. We check the applicable platform requirements for the work in scope. Platform approval and advertising results are not promised.
How much do real estate marketing services cost?
The initial review is free. Paid work is quoted after discovery, with setup, management, media and other supplier costs identified separately. Fees depend on the agreed work and, for paid-ad management, the level of media spend. Fees are in CAD unless stated otherwise, plus applicable taxes.
Who approves advertising and confirms compliance?
Every deliverable is presented to you before publication. You and your brokerage are responsible for final content, permissions, privacy and professional requirements. Canada Create does not provide legal or regulatory advice, and the service is not a compliance review.
Who owns the accounts and custom deliverables?
Advertising accounts, analytics properties, Google Business Profiles, domains and social media accounts are set up in your name where the platform allows, and remain yours.
Can I use purchased leads alongside this service?
That can be discussed during discovery. Vendor terms, distribution, contact quality and consent need separate review. The proposal specifies the marketing work and enquiry handling to be delivered; it does not establish that a purchased contact is suitable for your intended use.
