The client is an independent real estate brokerage based in Vaughan with 22 agents operating across the York Region, specializing in residential resale, new construction pre-sales, and a growing luxury listings division. The brokerage had been operating for nine years and had a strong reputation among past clients, but its digital presence had not kept pace with the brokerage’s growth in agent count and listing volume. Most of the brokerage’s leads still came from agent-level personal networks and referrals rather than from the brokerage’s own website or brand.
The managing broker wanted a centralized digital strategy that would generate leads for the brokerage as a whole, not just for individual agents relying on their own efforts, particularly in the competitive pre-construction and seller listing segments.
The Challenge
The brokerage’s website was a generic, template-based IDX site provided by their board affiliation, offering the same listing search functionality as dozens of competing brokerages in the same region. It ranked poorly for the terms that mattered most, such as “Vaughan real estate agent” and “sell my home Vaughan,” and had almost no unique content differentiating the brokerage from every other franchise office in the GTA.
Seller leads were the brokerage’s biggest priority, since seller-side listings drove the most predictable revenue, but the website had no dedicated content or landing pages addressing seller questions like home valuation, staging, or current market conditions in specific Vaughan neighbourhoods. Leads that did come through the contact form were often followed up with days later due to inconsistent manual processes across individual agents, and a significant number of inquiries were simply never followed up on at all.
The brokerage needed a website and content strategy that could rank locally, convert visitors into seller and buyer leads, and route those leads instantly and fairly to available agents.
The Solution

The team then built a custom brokerage website separate from the generic board template, retaining IDX listing search functionality while adding a content architecture built around neighbourhood guides for Woodbridge, Maple, Thornhill, and Kleinburg, each optimized for local search intent and packed with genuinely useful information about schools, amenities, and market trends specific to that community.
A dedicated seller resources section was built out, including a home valuation tool, staging guides, and content addressing common seller questions, positioned as the primary conversion path for the brokerage’s top revenue priority. Canada Create paired this with an ongoing local content and market update strategy, publishing monthly neighbourhood market reports that both served SEO goals and gave agents shareable content for their own social channels and client communications.
To fix the lead follow-up problem, Canada Create implemented an AI-powered lead routing and response system that instantly acknowledged every form submission, asked qualifying questions about timeline and property details, and routed the lead to the next available agent based on rotation and specialty rather than leaving it to chance. The system also handled after-hours inquiries, which had previously gone completely unanswered until the next business day, and sent automated but personalized follow-up sequences to leads who did not respond to the first outreach.
Local SEO work included citation cleanup across real estate directories and review platforms, along with a Google Business Profile strategy for the brokerage’s main office location, since local pack visibility drove a meaningful share of “near me” searches from both buyers and sellers.
Results
Over five months, the brokerage saw substantial gains in both visibility and lead volume, with particularly strong results on the seller side that had been the brokerage’s core priority.

Timeline
The engagement ran over 5 months. Month 1 covered competitive research and the start of the custom website build. Months 2 and 3 focused on completing the site, launching neighbourhood and seller content, and implementing the AI lead routing system.
